Here are my top 6 real estate hacks for sellers to give you the insight you need and the competitive edge to sell your property with confidence, gusto (and a little sanity). These tips and hacks are intended for homeowners to leverage before listing their property:

  1. Enhance Curb Appeal

    Plant some seasonal flowers in front of your home to display some color and improved aesthetics. This will boost your curb appeal and make your property stand out against the others. 
    Curb appeal is important because this is the very first impression potential buyers have of your home. As well, the exterior image of the home is typically the primary picture that realtors share when listing your home online.

  2. Declutter + Organize

    Declutter your entire home and please, do not shove everything in your closets! The home will appear more spacious and less distracting if your shelves and corners are not packed with personal items.
    When you’re decluttering, try to put your belongings in bins or boxes and keep them in your garage.  If you don’t have a garage, hopefully, you have a storage area to utilize. But if not, you can always be resourceful as needed (I.e. you could use your car as a last resort.)
    If your space and closet areas are jam-packed, that signals to the potential buyers that your home likely doesn’t have enough storage space. While it seems less critical, storage is usually one of the most important “must-haves” for buyers because they are usually upsizing and moving from a smaller property and realize the need for more storage. 

  3. Neutralize Your Palette

    If you have rooms painted in colors like orange, red, purple, or brown - consider painting them a light neutral color like off-white or light gray.
    Moderate, neutral colors in rooms are more appealing to more buyers. Plus, the rooms will photograph much better! 

  4. Increase Natural Light

    Do anything you can to enable more natural light and create the feeling of more open space within your home.
    Remove any older, decorative drapes and curtains that obstruct views or sunlight, causing the space and room to feel more claustrophobic and less open.
    Removing curtains is an easy and relatively quick task for a big gain - and doesn’t cost anything!

  5. Staging Consultation

    When you work with me, we’ll start this process by walking around the space together and evaluating what to move around or remove from the home. I’ll make initial suggestions and then we’ll discuss and determine the optimal setup for your home.
    *In some cases there might be a need or opportunity to hire a trained professional to stage an empty space to really enhance the overall look and feel and make it stand out.  If this is something you’re interested in, or that I feel would increase your resale ROI, we can discuss available options and pricing for professional staging services. I can connect you with one of my strategic staging partners to start and we can all determine the best approach together.
    FYI: professional staging costs an estimated $2,500 - $3,000 and stays intact in the property for up to 3 months.  

  6. Professional Cleaning

    Every buyer wants to walk through a clean home - it can even be a dealbreaker if the home is a mess and the potential buyer is turned off from the start. A dirty living space could also suggest a red flag, I.e. the previous owner wasn’t investing in long-term maintenance and upkeep. I highly recommend professional cleaners to ensure your home is inviting and profiles all of its redeeming qualities.
